A Real Estate Listing Agent in Central Florida specializes in helping homeowners sell residential properties by pricing, marketing, and negotiating listings in a fast-moving, tourism-influenced housing market. This role requires strong local knowledge of the market, in residential, new construction, vacation homes, short-term rental zones, and master-planned communities.

🔑 Key Responsibilities

📊 Listing & Pricing Strategy

  • Conduct Comparative Market Analyses (CMAs) using MLS data and local trends
  • Recommend competitive pricing based on what the current market demand, price can change and vary on a seller market as for buyer market
  • Advise sellers on preparation of the home to put on the market, staging, upgrades, and curb appeal

📣 Marketing & Promotion

  • Create and manage MLS listings with high-quality photos, video, and drone footage, some expenses are involved so this may be a seller expense
  • Market properties across platforms like agent website, company website, Zillow, Realtor.com, and different social media platforms
  • Highlight features attractive to Central Florida buyers (pools, short-term rental potential, HOA amenities)

🤝 Client Management

  • Build relationships with sellers, investors, and relocation clients
  • Provide regular updates on showings, feedback, and market conditions
  • Educate clients on Florida-specific contracts and disclosures

🏘️ Showings & Open Houses

  • Coordinate and host open houses and private tours
  • Work with buyer agents, especially those representing out-of-state or international buyers

💰 Negotiation & Closing

  • Negotiate offers, contingencies, and repairs
  • Manage contracts through closing in compliance with Florida Realtors guidelines
  • Coordinate with title companies, inspectors, and lenders

🧠 Required Skills & Qualifications

  • Active Florida Real Estate License
  • Strong knowledge of Central Florida neighborhoods and market trends
  • Experience with resale homes, new construction, vacation homes and short-term rental regulations (especially near Disney areas)
  • Excellent communication and negotiation skills
  • Proficiency with CRM systems and digital marketing tools

🌴 Preferred Experience

  • 1–3+ years in residential real estate sales
  • Experience also with working with investors or international buyers
  • Familiarity with communities near Walt Disney World Resort (high-demand zone)

💵 Compensation

  • Commission may be a specific amount based on the agent brokerage, the compensation is negotiable

⚡ Work Environment

  • Independent contractor (1099) role
  • Flexible schedule, including evenings/weekends
  • Field-based with some remote/office work
